CapitaLand Shanghai Pufa Building was certified with LEED V4 O+M platinum on Dec 15th 2020. From planning, to execution, to performance observation, LEED certification took for about one year, as both LEED and MEP consultant for the project, ISLA is honored to witness this historic moment with CapitaLand.

After CapitaLand acquired the Pufa Building in early 2019, it has given this landmark a new goal and mission -- lower energy consumption, higher quality, and trendier technology. As we all know, the original Pufa Building was completed in 2002, the most prominent at that time is now worn down with troubled efficiency. To improve building operating efficiency and provide a more comfortable environment for the tenants, the project team has carried out intensive retrofits. The scope of the retrofit includes but not limited to HVAC, plumbing, electrical, energy management, BAS, landscape, etc., to optimize and upgrade the building in all aspects. Such comprehensive retrofit laid a solid foundation for LEED V4 O+M Platinum certification.

Location and Transportation 

Located in the CBD of Shanghai's financial center, with extensive public transportation options, tenants can easily commute via public transportation regardless of where they live.

Sustainable Sites

CapitaLand team is well-known in the facility management, and we will not brag them here. In addition to facility and site management, the project team upgraded the site landscape, including replacing the original plants with water-saving plants, changing the hard pavement to green vegetation, and improving the existing waterscape. The team not only takes care of environment, but also makes sure it’s more comfortable and pleasant.

Water Efficiency

The project team went the extra mile to save water and achieved full credits under Water Efficiency category. At the project evaluation stage, it was found that all plumbing fixtures were outdated with no saving features at all. The team immediately decided to replace all plumbing fixtures, which significantly reduced the building's water consumption and reducing the electricity consumption for hot water heating in winter.

Energy and Atmosphere

In terms of energy saving, similar to plumbing fixtures, HVAC, lighting, electrical systems went through an in-depth retrofit to ensure the building is efficient, sustainable, with low carbon footprint.

Material Resources & Indoor Environment

Whenever visiting the Pufa Building, whether it is rainy or sunny, hail or haze, we find everything exceptionally clean and spotless, even for the floors that is going through renovation. Great landlord leads to good Feng Shui and lucky tenants.
